Move-In Inspection
Upon collecting keys to a unit, residents can access the Move-In Inspection on their Housing portal. This report is designed to protect the Resident by asking them to validate the condition of the unit. If the Resident fails to validate the report within three (3) days of keys being collected, it will be understood that the unit is in good condition and the resident becomes responsible for any damage or missing items (for furnished units) after the move in date.
Keys at Aldea
Residents will receive set a of keys per adult occupant to not exceed our maximum occupancy. Residents of our Junior 1-bedroom units will receive an additional key that opens the laundry and storage rooms. For standard 1-2 bedrooms, the laundry and storage room key is the same key as your front door key. If you lose this key you will need to have the lock for your apartment changed, and possibly the laundry and storage room as well.

Each Resident will be issued a key fob for the front door entrance a front door, a bedroom key, and a mailbox key.
Keys at the Avenues

Lost Keys
If your keys are lost or stolen, please contact our housing office at housing@ucsf.edu. Residents are responsible for replacement costs each time a key and/or fob (to an apartment entrance, a bedroom door, a laundry room, a storage room, common area doors, or a mailbox) is lost or stolen. In shared units with more than one resident, this may include lock changes and key re-issues for other residents’ spaces within the property. Key and lock repair, replacement, and maintenance will be performed only by University Access Control and Security
Services and rates are set by that department. The resident will be charged for all services, parts, and labor incurred by replacing each lock/key set. Work by outside locksmiths is prohibited, in compliance with UCSF Administrative Policy 600-13.
Lockout Service
If you are locked out of your unit please call UCPD at 415.476.1414. We recommend ensuring you always have your keys. UCPD does take time to respond to lockouts.
Utilities
Electricity
PG&E stands for Pacific Gas and Electric Company and is the main provider for electric and gas services in San Francisco. It operates and maintains a vast network of power lines, substations, and other infrastructure to deliver electricity and gas to homes, businesses, and all of our units. If you are not in a shared unit, you are responsible for contracting with PG&E for services to begin on your license agreement commencement date, regardless of when you move-in.
You can sign up for PG&E online via their website. If you do not have a United States Social Security number, you can call PG&E at 1-800-743-5000 to create an account. Failure to sign up for PG&E will result in a $40 service charge fee in addition to the usage charges for each month UCSF Housing Services has to pay the bill.
Please Note: It is standard for PG&E to ask for a security deposit if you are a first time customer with them, don’t have a credit history, or do not have a social security number. They will return your deposit once you close your account and it has been paid off in full.
If you are in a shared unit (Single or Double), you are not responsible for putting PG&E in your name.
Water
Water is included in your monthly housing fee.
Water (Avenues Faculty)
Residents at these Avenue Housing addresses must contract for water and sewer services through the San Francisco Public Utilities Commission.

Cable, Satellite & Streaming
Please note that our buildings are not equipped for antennae or personal satellite dishes. Be aware that any alteration (i.e. attaching cable to your walls) to your apartment during cable installation is in violation of the Housing Agreement and you will be held responsible for any necessary repairs upon move out. Housing Services will not sign a Landlord’s Agreement allowing any cable company to make such changes.
Cable installation must be scheduled during normal business hours (Monday through Friday, 8am-5pm) so we may allow the contractor access to the building and telephone/data room. Vendors must check out a temporary key from the Housing Office for their service provider to access the building’s utility room. Please contact us at housing@ucsf.edu to coordinate a time.

Light and Heater Usages
In an effort to conserve energy, we would like to send a friendly reminder to turn off your lights and heaters when you aren’t home, PG&E costs can be very expensive. Thank you for doing your part to conserve!
Heat and Thermostat at Aldea
In 1-Bedroom and 2-Bedroom units, heat is supplied by an electric baseboard unit in each room. In Junior 1-Bedroom units, a radiator uses a water flow that is heated from the building’s central boiler. Whether your heat is electric or radiated, your apartment has a thermostat to control heat levels.
Please Note: Do not allow children to stick anything (fingers, crayons, etc.) into these units—they are HOT!
Trash, Recycling and Composting at Aldea
Removal of basic household waste is provided at no additional cost. Trash enclosures that hold compost bins, recycling bins, and trash bins are located in 5 areas. Please see this map for specific locations: Aldea Map.

Sunset Scavenger collection occurs weekly on Mondays. Please place trash on the curb on Sunday evening for the Monday morning pick-up.

Furniture and Furnishings
3rd Avenue Housing Furniture & Storage
Each house contains fully furnished common areas consisting of a living room, kitchen, dining room, and bathrooms. In addition, each bedroom is furnished with an extra long twin captain bed, bookshelf, chest, desk, and desk chair. Furniture styles and sizes vary from one house to another. All rooms are rented “as is” and no additional furniture is allowed in the living room or dining room. If you chose to bring your own bed, you will need to find off-campus public storage for the bed we provided. Storage of personal items, with exception of laundry products or bicycles, are not allowed in basements or garages.
Window Coverings
Window coverings are provided in all apartments. To avoid mold, please wipe away moisture and condensation build-up near and on all windows. Please do not replace window coverings, put up curtains, or remove screens. If you have any problems with your window coverings, please contact Housing Services.
Mail
Mail and Packages at Aldea
UCSF and Housing Services have no control over the mail that is delivered to your apartment mailbox. Mail comes directly from the U.S. Postal Service. If you experience problems, please contact the USPS postmaster at 5262 Diamond Heights Blvd. (415) 550-7059. Your zip code is 94131.
UCSF provides you with a key to your mailbox that corresponds with your space assignment. Upon move-in, you should put your name on a label and place it on the floor of your mailbox. This will help the postal carrier in sorting mail properly. Upon move-out, you are required to submit a change of address notification with BOTH the US Post Office AND Housing Services.
Packages should be delivered when you are home or when you can set up a service to take packages for you. You may decide to send your packages to secure locations such as Amazon Lockers, FedEx and UPS locations, P.O. boxes and the local post office.

- Be Prompt: Set a timer and promptly remove your clothes from washers and dryers when the cycle ends. This helps free up machines for others and prevents delays.
- Clean Up After Yourself: Wipe up any spills or lint, and remove your detergent bottles or fabric softener sheets. Keeping the area tidy shows respect for your neighbors. If you notice our machines need some cleaning, please submit a service request through the Maintenance Request Service Portal at https://campuslifeserviceshome.ucsf.edu/housing/maintenancerequests.
- Use Appropriate Amounts: Avoid overloading machines or using excessive detergent. This ensures your clothes get properly cleaned and helps maintain the equipment.
- Respect Others' Belongings: If someone's clothes are left in a machine, wait at least 15 minutes before gently placing them in a clean basket or on a counter. Never leave them on the floor.
- Report Issues: If you notice a malfunctioning machine report it to the WASH LAUNDRY promptly so it can be addressed.
- Be Mindful of Time: Try to use the laundry room during less busy times if possible, and avoid monopolizing multiple machines at peak hours.
Residents may not bring any type of laundry machine (washer or dryer) into the Rental Property. Resident may operate only those laundry machines provided by the University.

Cleaning Responsibilities for Shared Housing
Residents are responsible for the day-to-day cleaning of their house. Students are required to straighten their own bedroom and to clean up after themselves in the kitchen, bathroom, laundry, dining, and living areas after each use. Please do not leave dirty dishes or cooking items on the countertops or in the sink. The range and kitchen counters should be thoroughly cleaned after each use. Bathroom surfaces should be wiped clean and bathtubs and sinks scrubbed as needed. Common living areas should be kept neat at all times.
Housing Services recommends that all of the housemates meet on a monthly basis and develop a cleaning schedule with the chores/responsibilities of each Resident clearly defined. If a cleaning schedule cannot be maintained, then the housemates should all contribute to the hiring of a cleaning service. We encourage you to research any cleaning company and get recommendations. Routine House Inspections will be conducted three times a year by the Housing Services Staff. Residents will be notified prior to the inspections and if the facilities are not clean or damage is found to have occurred, the residents responsible will be charged for cleaning and repair fees.

Aldea Mold Information
Aldea San Miguel is located in a coastal forest, a humid and we environment. This may cause moisture and condensation to accumulate in the apartments. As a result, mold and mildew may form in the bathrooms, inside kitchen cabinets, around laundry rooms, and near window frames.
Certain strains of mold in the San Francisco area are known to be toxic to human beings. It is very important to prevent mold and to eradicate it. Learn more about mold prevention in your home.
Improved air circulation may prevent mold in your apartment:
- make sure that the bathroom fan is on when showering or bathing
- open the kitchen window and turn on the hood fan when cooking
- when possible, keep windows open a minimum of 1/8 of an inch
- report all leaks and floods to Housing Services for repair
If your apartment is very humid, you may want to purchase a dehumidifier to help control moisture in your apartment.
To prevent mold and mildew you should clean the windowsills on a regular basis, and wipe up condensation that forms in the windowsills. By doing some mild cleaning and prevention, you can avoid the problem of having mold and mildew in your apartment.
Should mildew or mold begin to form in your windowsills or bathroom, remove it with a bleach-based cleaner, or water/bleach solution. For more environmentally-friendly and less toxic alternatives to bleach, use “oxy” oxygen-based products available from local grocers and hardware stores. You may also try a combination of Borax, baking soda and lemon juice to form an excellent cleaner and disinfectant.
Pets
Pets (other than fish in five-gallon or less tanks) are not permitted in the Mission Bay Housing complex. The pets of guests or visitors are also prohibited. Failure to comply with the “no pet policy” is a breach of your Housing agreement with the University and may result in the termination of your housing agreement. Residents in violation will be responsible for cleaning and abatement due to allergens. This may include carpet replacement, repainting, and special cleaning services.
Aldea Center Rental
Residents of Aldea San Miguel housing may reserve the Aldea Center for personal use at no charge. Reserve the space.
Playground
A playground is located on Behr Drive near 75 Behr Drive. Please supervise your child(ren) in this area. If there is a problem with the play structure, please submit a maintenance request.
Fire Alarms Avenues Housing
Each house is equipped with smoke detectors and a fire alarm system. In addition, fire extinguishers are located throughout the house. In case of a fire, immediately vacate the building and call the fire department at 911. If the building’s alarm system is activated and there is not a fire, call 476-2021. Only the engineers or the Fire Department will be able to turn off the system. Fire inspectors will enter all Avenues Houses for state mandated fire equipment inspections. Residents will be notified in advance of their entry. Fire inspection cannot be scheduled to accommodate Residents’ schedules.

If you are an additional occupant of a UCSF Housing Resident or a non-UCSF affiliate, please contact housing@ucsf.edu for a shuttle pass.

Bicycle Parking

Bicycle Storage at Irving Street
145 Irving Street Apartments are equipped with indoor bicycle storage on the ground floor of the building. Bicycle storage is for building Residents only and bicycles must be register with Transportation before obtaining a space. Spaces are issued on a first-come, first-served basis.
Bicycle Storage at the Avenues
For safety, hallways, stairways, and other common passageways cannot be obstructed by personal property, including plants and bicycles. Storage of personal items are not allowed in basements or garages, with exception of laundry products or bicycles.

Moving out, & Terminations
If you would like to move out of your apartment early, you must submit an Application to Terminate in the Housing Portal (we cannot accept requests by email).
Please carefully review the Application to Terminate for detailed information about terminating, as there may be financial risk in leaving early.
When vacating, Residents must return all keys. Residents who fail to return keys will be charged for the costs of replacing the lock(s) and the keys(s). This charge can be very expensive. Locks are required to be changed when a Resident loses a front door key(s) and the Resident is billed for the costs. Please refer to our moving checklist for details regarding moving out.

Housing Occupancy
Residents must notify Housing Services when any person moves into, or out of, your property. This is so that Housing Services knows who is living on the property, and who has the right to check out your keys. This also helps the Fire Department or Police locate people in the event of an emergency or disaster.
