Mission Bay, Mount Zion, 145 Irving, and Aldea communities are not furnished. You will need to bring your own furniture.

3rd Avenue and 50 Kirkham Housing is furnished. All others are unfurnished.

These properties are unfurnished.
Tidelands
These units are furnished. Please note that all Tidelands housing has a bed, desk, and kitchenette. Some 1-bedrooms are unfurnished. Please see your floorplan description for details.
Move-in day
❏ Keys
Please see your move-in email from Housing Services for instructions on picking up your keys.
Upon check-in, a set of keys are issued to each adult listed on the lease. Each set includes a key to the apartment front door, a key to the bedroom door (if applicable), a mailbox key, a fob that opens the building doors, gates, trash/ laundry rooms, and the apartment floor in the elevator.
Please be prepared with your address information when communicating with service providers.

❏ Fill Out Your Apartment Condition Report
Upon arrival, you will be asked to log into your Housing account and fill out the apartment condition report. This report is designed to protect the Resident by requiring them to validate the condition of the unit based on the Condition Report. If the Resident fails to validate the report within three (3) days of the arrival date, Housing will accept that the unit is in good condition and the resident becomes responsible for any damage or missing items (for furnished units) after the move-in date. If the condition report is unavailable in the portal, please email Housing@ucsf.edu.
❏ Moving Trucks and Containers
In general, large moving containers create a problem at move in and out. They do not fit into our parking spaces and require more space than we have available. We are unable to reserve parking for your move-in activities. Several moving containers have been broken into while parked overnight on our campus.
At Aldea San Miguel you may use one smaller container up to 257 cubic feet that will be parked in your Resident parking space. The parking spaces are approximately 9 feet wide by 15 feet long. PODS offers moving pods on a truck so that you do not have to take up a parking space and can easily move in and out.
At the Avenues, city streets cannot accommodate shipping containers. Moving trucks require a permit from the City of San Francisco.
Mission Bay - Residents who are moving in may obtain special 2-hour Parking Passes for temporary street parking for small moving vehicles. Obtain one of these passes at the MB Housing office upon your arrival. If you have a moving container (sometimes known as a POD), please contact UCSF Transportation Services to ask if they have a temporary parking location on the surface parking lot.
Mount Zion - Residents may have to park on Post Street in metered spaces. Moving trucks require a permit from the City of San Francisco.
Tidelands has limited white zone parking in front of each building. This is for loading/unloading only. If you have a moving container (sometimes known as a POD), please contact UCSF Transportation Services to ask if they have a temporary parking location near The Tidelands.
*Doors to buildings can never be propped open as this poses a serious security risk. If anything is damaged or stolen due to a Resident or their guest/agent propping open a door, the Resident will be held liable.
*Elevator doors cannot be propped open or stopped. Elevators are available on a first come, first served basis and cannot be reserved.
Do not leave anything on the sidewalk when moving in. Items have been stolen when left unattended.
Utilities and Internet
❏ Electric
Appliances and heat in your apartment are powered by electricity. The electricity service is provided by PG&E. Housing Services does not pay for electricity unless otherwise noted (electricity is included in the rental rates for non-faculty Avenue Housing, Mission Bay shared 4-bedroom apartments, 145 Irving shared 2-bedrooms, and Tidelands shared 2-bedrooms). You are responsible for putting the account in your name and paying the bill. You must contact PG&E within 24 hours of move-in. Residents will be assessed an administrative fee of $40 for each month that PG&E is not set up in their name.
Please Note: It is standard for PG&E to ask for a security deposit if you are a first time customer with them, don’t have a credit history, or a social security number. They will return your deposit once you close your account and it has been paid off in full.
❏ Television Services
Please note that our buildings are not equipped for antennae or personal satellite dishes. Please be aware that any alteration (i.e. attaching a cable to your walls) to your apartment during cable installation is in violation of the Housing Agreement and you will be held responsible for any necessary repairs upon move out. Housing Services will not sign a Landlord’s Agreement allowing any cable company to make such changes.
❏ Internet Services
When connecting to wifi, look for a signal coming from UCSFguest for unsecured access (no password required). If you have a UCSF student or employee MyAccess account, you may use UCSFwpa for secured access (required to pay rent online). Residents at Mission Bay, Tidelands, 145 Irving, and 3rd Avenue: See your move in packet for instructions on connecting to UCSFHousing Wifi.
By using the UCSF network to access the Internet, you agree to abide by UCSF’s network and IT policies. These policies prohibit you from establishing your own wireless network from your data port. Failure to follow this or other policies may result in your Internet connection being terminated without notice. Housing offers no compensation to Residents who lose their Internet connection because of violations of the Network Usage Agreement. If you are having internet issues, please contact the UCSF IT Department at 415-514-4100 or help.ucsf.edu for assistance.
Aldea San Miguel
Aldea San Miguel is not connected to UCSF’s Ethernet service. You may choose to purchase their own dial-up or cable service from their choice of provider. Many Residents use AT&T or Comcast because the buildings are already equipped with wired infrastructure. You may not mount antennas or satellite dishes to the exterior of buildings. You may connect your own wireless routers and air ports to your computers’ hardware. Many Residents choose to go to the courtyard of the Aldea Center (155 Johnstone Drive) or campus for wireless internet access using the UCSFguest unsecured network (note that rent payments cannot be made using an unsecured network).
Mount Zion
Your apartment does not come with free WiFi. Please contact Comcast or use Google Webpass to set up your wireless internet service.
Avenue Faculty:
Your apartment does not come with free WiFi. Please contact Comcast to set up your wireless internet service.
❏ Water
Water and hot water are provided at no additional cost. However, you need to pay for your own water usage if you are the following addresses:
1420, 1428, 1452, 1454, 1460, 1490 5th Avenue
If you are at one of these addresses contact SF Water at www.sfwater.org
❏ Trash, Composting, and Recycling
Removal of basic household waste is provided at no additional cost. You will find trash and recycling chutes (Mission Bay) or bins (all other properties) near your apartment. Residents are responsible for participating in the composting program.
After your move in please break down all your cardboard moving boxes and bring them to the recycling area of your building. Never put cardboard down any trash or recycling chutes.
Mail and Packages Mail and Packages
❏ Package Deliveries
If you live at Mission Bay Housing and you expect to get packages delivered to you, you must have a Luxer One locker account. Please register now at https://app.luxerone.com/login. Everyone in your apartment should have an account, and all the names on your deliveries must match the names on your Luxer accounts. For more information on how Luxer One works, see the video at https://www.luxerone.com/market/residential/ (our Luxer cannot be used to send out packages, only receive them). If you are ordering from Amazon, please use an Amazon Locker. However, the Luxer One package room will also accept Amazon orders. See the additional information in your handbook.
If you live at The Tidelands and you expect to get packages delivered to you, you must have a Parcel Pending account. Your deliveries will be available for pick-up at your convenience — 24-hours a day, 7-days a week, every day of the year! See the additional information in your handbook.
At all other UCSF locations, packages are delivered directly to your address. Please note that, in an urban environment, it is not always easy to receive a secure package delivery at your front porch or within a secured lobby.
Additional Tips
❏ Renter’s Insurance
Housing Services requires Renters Insurance for all Residents. Renters Insurance provides valuable protection if your personal belongings are stolen or damaged, including laptop computers, smartphones, bicycles, game consoles, textbooks, clothing or other personal items. If your laptop or other valuables are stolen, YOU are responsible for replacing them, not the school. With our recommended Renters Insurance plan, any personal items that are stolen or damaged can be replaced at full cost subject to a $100 deductible. Renters Insurance also protects you financially from unintentional damage to your University Housing or bodily injury for which you are liable.
❏ Bringing a Car?
Please contact UCSF Parking and Transportation if you are moving into Mission Bay or The Tidelands and must bring a car with you; they will be able to set you up with a parking permit (at an additional cost). If you are moving into Mount Zion, please apply for a parking permit in your Housing Portal.
Moving Out
Before you move out
❏ If moving out before your lease end date you need to fill out an application to terminate in the Housing Portal.
❏ We kindly ask you to schedule your Move-out Inspection at least 2 weeks before your move out date using your housing portal. You can find the necessary details and instructions on your main menu, under “move-out logistics” section. If you have any additional questions or require further assistance, please don't hesitate to reach out. We are here to guide you through the process and address any concerns you may have.Please note that this inspection is your right under California law. If you choose to not have a move-out inspection, you waive your rights to dispute any charges for damages or cleaning. By having a preliminary move-out inspection prior to departure, you allow yourself time to remedy any problems for which you may be charged. Preliminary move-out inspections will only be conducted on weekdays between the hours of 8:30 am - 4:00 pm.
❏ Donate clothes and furniture to charity. Don’t leave personal items as a “gift” to staff or other Residents, as you will be charged for their proper removal.
❏ Sell your stuff. If you live at Mission Bay or Tidelands, you may also post items for sale on the Mission Bay Resident mailing list. This mailing list is for residents to buy, sell or give away things. ❏ Bulky Item Disposal
Residents can have things like old furniture, electronics, appliances, bundled or boxed clothes, and mattresses picked up through Recology’s Bulky Item Recycling Program. View a list of accepted items here.
Aldea San Miguel
Schedule a Bulky Item pickup at least two weeks in advance by calling Recology at (415) 330-1300. Please DO NOT place bulky items in front of dumpsters or you will be charged for removal of the items.
Avenues Houses
Schedule a Bulky Item Recycling pickup at least one week in advance by calling Recology at (415) 330-1300.
Mission Bay
Schedule a Bulky Item Recycling pickup at least two weeks in advance by calling Recology at (415) 330-1300. Use account number 515027818. After making arrangements with Recology, drop off the bulky items on Nelson Rising Lane at the corner of 3rd Street. Please label all items with a large piece of paper that says, “BIR”.
Mount Zion
Schedule a Bulky Item Recycling pickup at least two weeks in advance by calling Recology at (415) 330-1300.
Tidelands
Schedule a Bulky Item Recycling pickup at least one week in advance by calling Recology at (415) 330-1300. After making arrangements with Recology, drop off the bulky items on the northwest corner of the 590 Minnesota property (not corner of the block). Please label all disposed of items with a large piece of paper that says, “BIR”.
Moving Day
❏ Keys are due back to Housing Services by 11:00 AM on the termination date. If keys are returned late, you will be charged the pro-rated daily rent and any holdover fees that may apply (this may include, but is not limited to: cost of any legal and court fees; rescheduling service contractors; temporary shelter for any incoming Resident who sustains damages for delayed move-in; and excessive labor hours performed by UCSF Housing Staff). These fees commence at 11:01 AM on your move-out date. Residents who fail to return all keys upon check-out will be charged for the costs of replacing the lock(s) and the keys, including labor costs. Charges will be assessed after the work has been completed. Residents will also be charged for replacement and maintenance fees associated with lost or stolen keys.
If the office is closed when you drop off your keys, you may place them in the drop box and then email us once you have done so.

Aldea/Avenues: in front of the Aldea Housing office at 30 Adolph Sutro, Unit 104

If you are moving on July 1, you should know that this will be a busy day, with many people moving out at the same time. Although Housing and Parking Services are working closely to ease traffic problems, we anticipate congestion.
Avenue House Residents
Avenue Housing and 145 Irving Street are subject to City Parking Regulations. At the Avenues and Mission Bay, city streets cannot accommodate shipping containers. At the Avenues Houses, moving trucks require a permit from the City of San Francisco.
Aldea San Miguel Residents
If you’re using a large moving truck or container, please make sure that movers are actively moving in or out and that a contact phone number is left on the truck in case it needs to be moved. You may use a small moving container up to 257 cubic feet, and you may park it in your assigned parking space. The parking spaces are approximately 9 feet wide by 15 feet long.
Mission Bay Residents
Mission Bay Residents who are moving out may obtain special 2-hour Parking Passes for temporary street parking for moving vehicles. Obtain one of these passes at the MB Housing office. The Mission Bay neighborhood is unable to accommodate moving pods or other large shipping containers.
Please note that Giants’ Baseball home games and Warriors Basketball home games can have a significant impact on Mission Bay traffic and move-out activities.
Mount Zion - Residents will have to park on the street in metered spaces. Moving trucks require a permit from the City of San Francisco.
Notify Providers
❏ Luxer Locker Accounts for Mission Bay Residents
Mission Bay Residents must remove their information from the Luxer Locker system:
1. Sign into your LuxerOne account.
2. Click on “Settings” at the top of the page.
3. Under “My locations,” click “Remove” next to your UCSF Housing address.
❏ Address change notifications:
• U.S. Post Office Change of Address: https://moversguide.usps.com (TIDELANDS Residents: The US Post Office does not allow mail to be forwarded from any Tidelands address. Please make sure to notify all parties of your new mailing address.)
• Notify banks, insurance companies, magazines, alumni associations, etc.
• Update your address with your usual On Line Retailers (like Amazon, Zappos, Sephora, J.Crew, etc.)
• Remove Name Label (if any) from your mailbox
• Notify Housing Services of your Forwarding Address at check-out
❏ Notify Utility Providers of Service Termination
Please do not tell PG&E to “turn off” power at your apartment. Instead, tell them to “take the billing out of your name.” PG&E will not bill you for services used after the date you are released from your Housing Agreement.
Residents in 4-Bedroom apartments at Mission Bay and Avenues Housing (except Irving and faculty housing) do not need to call to stop PG&E Services, as these accounts are already under the University’s name.

❏ Disconnect your devices
Mission Bay, 3rd Avenue Homes, & Tidelands Residents: Please go onto the UCSFHousing Wireless portal and remove your devices from the wireless account. Please remove them even if you are transferring to another UCSF Housing unit.
Before you leave
❏ Clean your apartment.
Note that you will be charged for the removal of any personal items left behind in the room, even if you consider it a “gift” to custodial staff or incoming Residents. Please clean the entire unit and remember to take out garbage & recycling. Leave the fridge on to prevent mold. You may consider hiring a cleaning service.
❏ Pay any outstanding balances on your account.
Post-departure property damage and cleaning charges will be billed to your account and are due within 90 days of your contract end date. We will notify you if you have any outstanding charges or credits within 21 days of the end of your contract. After 90 days, all outstanding accounts are turned over to a credit collections agency.
❏ Laundry Card
Your card may have some credit remaining on it. Sell or give the card to another Resident.
Other
❏ Need a Reference for your Off-Campus Landlord?
If you have been a Resident in UCSF Housing, we can provide your prospective landlord with a reference.
Please sign into your Housing Portal and go to the Forms tab to fill out the Information Release Form.
❏ Early Terminations
To terminate your housing agreement/contract, go to your Housing Portal and go to the Forms tab to fill out your Application to Terminate. Please submit your Application to Terminate at least 30 Days in advance of your intended move-out date. Please note that it may be difficult to break (terminate) your Housing Agreement during winter and spring quarters. Replacement Residents are difficult to find due to low applicant pool numbers at this time of year.
