Covered Services (No additional department recharge)
Building Infrastructure (repairs & maintenance of existing equipment and systems)
- HVAC, Electrical, and Plumbing Systems
- Structural (roof, walls, windows)
- Elevator Systems
- Lighting and Power
- Finishes in common areas (lobbies, corridors, restrooms)
- Building Code compliance
- Labor related to hanging items under 20lbs
- Faulty locks, rekeying, and key issuance
- Security systems: alarms, cameras, card readers
Facilities Projects (replacement & alteration)
- Project Fees for smaller scale construction <$640K (e.g. Building Permit Services, Designated Campus Fire Marshal, Information Technology, and Environmental Health & Safety, and Project Management)
- Seismic bracing of existing equipment to address compliance deficiencies
Facilities Project Support Services
- All labor for facilities project support services, including:
- Mechanical, Electrical, Plumbing engineering design review for all permitted projects
- Advising project managers, consultants, and contractors on best practices, technical feasibility, and campus-specific requirements
- Shutdown coordination (physical access, jobsite walks, lockout/tagout)
- Connection of security system components (terminations), configuration of the system software (programming),
- Procurement, keying, and installation of proprietary cylinders. GC purchases and installs all other hardware materials.
- Connection of fire alarm system components (terminations), and configuration of the system software (programming)
- Preparation of shop drawings for fire alarm modifications
Custodial
- Routine cleaning of restrooms and common areas
- Non-Routine Cleaning: Carpet cleaning, floor stripping/waxing, refrigerator cleaning and spill or project cleanup
- Event & Special Support: Event setups, high clean requests, and cleanup for special occasions
- Additional Service Requests: Extra waste bins, walk-off mats, and removal of irregular or excessive waste, furniture cleaning, lactation rooms
- Bio waste/sharps pickup at Weill Neuroscience, Pritzker Building, Alliance Health & ZSFG/ Pride Hall
- Window washing, interior and exterior cleaning
Landscape & Grounds
- Routine landscape and hardscape maintenance (irrigation, lawns, planters, outdoor spaces, debris clean-up for sidewalk, walkways, graffiti and stains removal)
- Event preparation: Landscape adjustments and cleanup for special events
Integrated Pest Management
- Routine site inspection/monitoring/mitigation visits. Per Call pest mitigation, bio-cleanup and infrastructure repairs.
- Special Services: Animal labs Pest Control Program
Recycling & Waste Reduction
- Routine pickup of waste (trash, recycling and compost in designated areas)
- Container Provision: Supply of waste containers
- Material Pickup: Collection of oversized/non-conforming items (small furniture/e-waste/scrap metal)
Research Support
- Wireless temperature monitoring sensors for -80C freezers
- BSL3 lab Autoclave maintenance and Biosafety cabinet certification
- Fume hood maintenance, Lab gas connections to existing equipment that has failed
- Freezer rentals by availability
Utilities
- Facilities procures electricity, water, and gas, and also generates and distributes steam, heating hot water, and chilled water across the campuses.**
If it helps keep the building safe, clean, and functional, it is covered!
Not Covered (paid by department)
The following are not covered and will be billed to departments:
- New construction or alteration work requiring permits:
- External Design Contractor Cost, Construction Contractor Costs, and Materials
- Cosmetic upgrades or renewal
- Construction Contractor Costs, and Materials
- Seismic bracing of new equipment, equipment part of a larger permitting project, and moves.
